Why do I need a Floor plan?

Including floorplans when marketing a property for sale or to let is a brilliant way to show potential buyers or tenants the exact layout, areas and dimensions.

Floorplans are now considered a recognised and modern way of viewing property details instantly.  They are an essential part of an advert in todays’ market where information is fluid and readily available.

Research show that over 65% of properties on the property website RightMove have floorplans to compliment photographs and descriptions.

The same research discovered that out of 10,000 people, half would not instruct an agent to market a property without a floorplan.

The research also found that properties with floorplans receive 30% more interest than those without.  Two thirds of listings on the RightMove website include floorplans.

Tenants ranked the ability to view floorplans as higher than the need to view the main image of the property.

House-hunters instinctively view floorplans in order to get as much information as possible quickly to help decide if a property is right for them.

What do sellers and landlords think about marketing their property using 2D floorplans?

Sellers and landlords love seeing their floor plans as potential buyers are more likely to keep details with floor plans, and view the property through the agent that has produced them.

RightMove research shows that 78% of sellers would rate the importance of having a floorplan as seven out of ten or higher.

The same research showed that one in five potential buyers or tenants would ignore a property advert without floorplans completely, and only view it if nothing else was available.

The research also found that 43% of landlords would not invite an agent to value their home if they didn’t provide floorplans as standard.

I’m a landlord offering rental properties, can 2D floorplans help me in attracting new tenants?

Yes, absolutely.  There is a definite growing appetite and trend amongst landlords and tenants for floor plans.  They are becoming an essential part of letting property.

Recent market analysis of property listings on the Rightmove website by Metropix (2016) showed that floorplans were available to view on 16% of rental properties comparing to 5.7% in 2012.

The same research showed a 182% increase in the use of floorplans for marketed rental properties over a three year period demonstrating their popularity amongst landlords and tenants.

What information can typically be found on a 2D floorplan?

The following criteria will help a potential buyer/renter decide if they want to view a property.  You can decide the level and type of information you want:

Size of rooms.

Layout.

Space flows.

Relationship or proximity of one room to another.

Room Type.

General Kitchen, Bathroom, Shower Room and WC layouts.

Wall thicknesses.

Ceiling / floor level heights.

Window locations.

Stairs locations.

Floor area per level.

Heating and boiler type and location.

Secondary heating type and location.

External and internal door locations.

Property compass bearing.

Arranging a viewing can be stressful and time consuming, this vital information helps make that decision afterwards.  A floorplan can act as a reminder after the viewing if a number of properties have been viewed.

How much do 2D floor plans cost at Airedale EPC?

Floorplans can be ordered along with EPCs for the same property, or independently to meet your own unique requirements.  Our cost effective pricing and professional service ensures you get exactly what you want.

We do individual floorplans, or, multiple floorplans for larger volumes of work involving every conceivable private domestic dwelling.

If you have a requirement for larger volumes of regular work we are more than happy to agree a more cost-effective pricing framework to suit all parties concerned.

The Airedale EPC floorplan pricing framework works on a ‘property-type’ price basis.  On this basis our pricing factors in the property location, size and estimated time taken to survey and produce the floorplans.

Don’t forget, if you have a requirement for larger volumes of work on a regular basis, an agreed cost-effective rate can be negotiated.  Please click here to contact us and leave a message and we will get back to you as soon as possible.

What procedure and software does Airedale EPC use to produce its 2D floorplans?

Airedale EPC uses PlanUp on Windows-based desktops, laptops and tablets.  All draw the same floor plans.  Using the tablet on-site lets you draw floorplans while at the property.

A measured building survey is done as a paper based exercise initially.

The drawing dimensions and required data are then entered on to PlanUp as an office-based or tablet-based task.

PlanUp is a recognised industry leader in the production of floorplans.  PlanUp has been developing and supplying floor plan software for the last 14 years (under the previous name of The Mobile Agent), and are one of the market leaders with a large customer base.

At Airedale EPC we have found that PlanUp gives you the cutting edge technology and look that will give you the edge over your competitors.

How does my floorplan get forwarded to me?

All floorplans are attached and emailed to your preferred contact email address.  You can then save the attachment to your files for your own use.  Alternatively, we can send hard copies by post.

Does PlanUp configure with all the mainstream estate agent software?

Yes, most of the major estate agency software providers can pull the floorplans and descriptions straight into their systems (e.g.:  Agent Pro, Vebra Alto & Live, Encore Live, DezRez, Jupix, Reapit, CFP and Expert Agent etc.).  They all have great integration, simply grab the floorplan reference number we supply for every floor plan and enter to automatically import floorplans and descriptions.  Or simply save out a JPEG, PNG, WMF, Word Document or PDF.

What if I’m not happy with my new floorplan of my property?

Our aim at Airedale EPC is to work to high standards of professionalism.  However, if you aren’t happy with your new floorplan, simply contact us by clicking here and we will be more than happy to investigate your issue and resolve in a timely manner.
